We are very excited and pleased to offer for sale select acreage in the equestrian project known as Port Mayaca Plantation Phase 2; home of Port Mayaca Polo Club which is celebrating its 12th year of continuous operation hosting high quality and competitive polo games on superior fields for its members and guests.
Located in western Martin County, Phase 2 is a fully platted and approved sub-division of 25 lots, where each lot contains approximately 20 acres (hereinafter “Lot” or “Farm Parcel”). Atlantic Western Realty Corporation (AWRC), exclusive listing agents for the Orthwein Family and their affiliated interests (Seller or Owner), are offering for sale a limited number of Farm Parcels which surround the Port Mayaca Polo Club; presenting a unique opportunity to acquire fully developed and ready to build equestrian acreage adjacent and connected to one of South Florida’s most well established polo clubs.
Over 200 acres, representing 7 Lots within Phase 2, are owned and operated by Port Mayaca Polo Club which includes 6 championship polo fields, exercise tracks and stick and ball fields, club stabling and club infrastructure including a pavilion and the site for a future planned clubhouse. The Owner has designed and developed the Farm Parcels to be connected and integrated with the Polo Club through an exclusive membership arrangement with refundable deposits and provisions for the Polo Club’s continued operation (hereinafter “Club Membership”), as detailed in the Polo Club Membership Plan.
Lot numbers 1-12, and 20-25 which surround the Polo Club are currently being offered for sale for the first time. Each Lot has vehicular access provided by a paved roadway landscaped with mature live oak trees as well as equestrian access throughout the project provided by fenced bridle paths, and is cleared and grassed with drainage swales and associated easements which provide surface drainage. All Lots are included in the Property Owners’ Associations responsible for the maintenance of the common areas, roads, roadway bridle paths, entrances, with quarterly assessments estimated for 2020 to be approximately $1,000 per quarter, per lot.
Port Mayaca Polo Club Membership:
As part of the Lot sales program, a Club Membership Program has been established to integrate the Polo Club with Phase 2 Farm Parcels, where every Lot owner will be a required member of the Polo Club with special privileges and guarantees. The primary goal of this Club Membership Program is to maintain a long lasting connection and participation between Phase 2 Lot owners and the Port Mayaca Polo Club and is uniquely designed to be advantageous to Farm Parcel owners including:
- Offering each Lot owner/Club Member the first opportunity to acquire up to 3 greens fees for seasonal polo club play. The Club Member’s Greens Fee will be reduced by the Annual Membership Dues Paid.
- Each Lot owner/Club Member will enjoy a cap on increases in Club Membership dues, which are fixed at the time of Farm Parcel purchase; which are currently set at $10,000 per year.
- A limit in the number of greens fees players per field has been established to maintain superior polo fields
- The right of Club Members to continued Polo Club operations is supported by a refundable membership deposit and a first right of offer opportunity to purchase in the event of the Polo Club’s sale or discontinuation.
- Special privileges for Lot owners/Club Members including availability for lease of Club polo fields for private use and discounts on tournament entry fees.
A set portion of each purchase price paid for a Farm Parcel will be a designated as a Club Membership Deposit that is paid to the Polo Club at the closing of the Lot purchase and will be refundable to the Lot owner when his or her lot is sold to a replacement member, or in the event of Club sale or discontinuance.
